Everyone knows what cold calling is, but how about warm calling? Thats easy, warm calling involves contacting your former clients and people you have already identified as prospects.

Build rapport All right, it may have been some time since you last talked with your contact, so a little refreshing of his or her memory might be necessary. Use the time to re-establish your relationship, inform him or her about your unique selling proposition and inquire about their current needs.

Ask for referrals Here is an example of how a mortgage loan officer could ask for referrals: Do you know anyone who may be buying or refinancing real estate in the next 3 6 months? Especially useful if your warm contact absolutely has no need for your services at the present time.

Tell him or her about your current gift incentives for referrals if you have a plan in place, let him know. One example: If you refer new business to me I will pay for dinner for you and your wife at Outback Steakhouse. Or, tickets to their favorite sporting event.

Review their current situation:
Is their any current need for your product or service?
Have their plans, needs, or goals changed?
(If this is your past client you should have notes on hand about their long and short term plans)

Be sure to keep notes on every call in your database or files. Update all of your contact information to include any changes.

If you have made arrangements to warm call clients on someone elses list, offer to split any of the commissions generated.

Yes, warm calling is a great way to stimulate business especially in a competitive marketplace. Once a day, pull out your warm call list and contact people. Add to the list those whom you previously cold called and see as a potential future client.

4 Free Methods To Generate Traffic To Your Website

Traffic is the life line of your internet business. Even if you do not have your own website, you still need to generate traffic to your affiliate sites. Without traffic, you get no customers and without customers you get no sales.

To generate traffic quickly, you can pay for traffic by using Google AdWords or other pay per click methods. This can be a very expensive way to generate traffic. If you do not do the proper keyword research, have good quality content on your landing page, then Google AdWords bill will be higher than the amount of sales that you made using this method.

The free methods do take more time and effort on your part, but in the long run it will pay off if done correctly. I am going to tell you about 4 methods today.

1. Online forums and online communities. The best thing about forums and online communities is that you can target your specific niche. Join the forum and ask questions and answer questions. Just be sure to offer good advice or information. This way you will be a trusted and respected member of the forum. An expert in the field. Remember to have a link in your signature back to your website. Use your keywords in your link. By having a link in your signature you will drive traffic to your site with other members clicking on your link and you will also have one way links to your site. This will help raise your rankings in the search engines.

2. Newsletters. Provide people with interesting and entertaining articles. In your articles offer quality information that they can use. In return for quality information, more people will sign up for your newsletter and recommend it to other people. They now have to visit your site to subscribe to your newsletter. Not only are you increasing traffic to your site, you are also building up a quality list or customer base. You can now sell your products or affiliate products to your list via email marketing. The money is in the list.

3. Write articles about topics in your niche. Try writing articles that will provide tips and guides. How to and top 10 lists are always good articles to write. People tend to read these articles more than others. You do not have to write a huge article. Your should have between 300 and 500 words.

Once you have written these articles, submit them to article directories. Most directories do not allow links in the body of the article. They have a resource box at the bottom of the article. This is where you want to include a link to your site. Use your keywords in your link. By including this link you generate traffic by people clicking on the link, but more importantly you are gaining a one way link to your site. Submit your article to many article sites and watch your search engine rankings go up.

4. Write good content for your site. Content is king. Along with your research on the topic of your article, you also have to do keyword research. The search engines spider your site and you need to have your keywords or keyword phrases in your article. Keep adding fresh content to your site and you will see an increase in your search engine rankings.

All of these methods will drive more traffic to your site for free. All it takes is a bit of effort and extended man hours. Submitting articles by yourself to the article directories is very time consuming. Try and find a service to submit the articles for you. It will cost you some money, but that time saved will allow you to write more articles.

Youth Baseball Coaching Practice Schedules and Fields

Practice is defined as doing or repeating a pattern, or polishing a skill. What we are trying to do is polish the skill. Practice is the tires that make the vehicle go. Practice is the oil that makes the machine run. You will be shaping young minds on your new endeavor. Some of the youngsters you get might be stepping onto the field for the first time in their lives. It is quite possible you will get kids who do not have any ability to make contact with a baseball or have any idea how to judge a fly ball. As a coach, it is important that you provide an informative environment to learn a new skill and develop an effective program for developing that skill.

The informative environment is something we will be covering in lesson seven with baseball drills. Developing these skills happens in the running and planning of practices. In todays high tech, instant satisfaction, high-energy world, everyone is always in a hurry. I suggest setting up a consistent practice schedule. You will find it can be extremely beneficial for everyone involved. Chances are when the season starts you will not have your game times yet but you will have an idea of which nights you will be playing.

One of the advantages of deciding your practice schedule as soon as possible is so you can get the fields locked up. At the beginning of the year before the games start, you will want to get in as much practice as possible. Typically, practices can be for 2 to 6 weeks before your first games are scheduled. I would suggest that you would want to practice at least 1 and a half to 2 hours per session. Any longer than that, depending on the age of the kids, you risk losing their attention. After a week or two of practice, you will get a feel for how long you can practice before the learning curve takes a belly flop into home plate. This is something you need to be in tune with as a coach in order to maximize your time while you have their full attention.

What you want to do is set a practice time that is the same every single non-game day. In the beginning of the year, you should not have problems getting in all your practices. Once the games start, fields and peoples schedules get full. Make sure to print your practice schedule out on a piece of paper and give to the kids. Start with a Monday thru Friday practice schedule. This gives everyone his or her weekends open for now. A start time that is after work is recommended as this time works best for all involved. It gives time for the kids to get their homework done, stay after school as necessary, and gives the parents time to get home from work. Setting practice at 5 to 6:30, 5:30 to 7 or 6 to 7:30 seem to be the best times for parents. It gives them time to get the kids from daycare, and drive your future All Star shortstop to baseball practice. It will also give the parents time to be involved, sit, and watch their child practice. Another benefit is that this time will be consistent with game times after the season starts. Consistency is easier on everybody as it is one less thing to remember. Practice is everyday at the same time.

When the games start, the practice schedule will change. Say your games are on Tuesdays and Thursdays. Practice will then be every Monday, Wednesday and Friday. Alternatively, if you play Wednesdays and Fridays, practice is every Monday, Tuesday and Thursday.

Do you notice anything about the above schedule? I will give you a hint. I do not do windows on weekends. Ideally, your league does not schedule games on Saturday. This can vary from city to city and having a Saturday morning game is still quite popular. If that is the case, you might be playing a Thursday, Saturday schedule. Schedule your practices then for Tuesday, Wednesday and Friday. My philosophy of practice schedules is that weekends are off days for family. Many people work all week and the weekend should be time for the family to be able to get together and go out of town or spend quality time together.

I think you can see we still have more persons coming to this fine city than can be met with supply. Pflugerville Real Estate is still prime for finding your new home.

In the market of homes up to $100,000 there is only .82 month supply. This market is great for first time buyers or those trying to get out of renting and in to a new home. Its hard to believe that there are still homes out there for this price, but Pflugerville still has a few.

If the buyer is interested in the $150,000 to $200,000 dollar range home, the supply is slightly larger. With a seven month supply and a competent agent, the buyer should be able to pick and choose the perfect home and get a price that makes everyone happy.

The homes up to $300,000 are taking a little longer to sell. Pflugerville currently has about 119 homes in this price range. They are staying on the market an average of 122 days. Based on this we have an inventory that should last 10 months. Compared to the California market, these homes would be double or triple the cost.

When compared to the rest of the Austin area market, Pflugerville holds strong with new sales and the influx of new buyers. Pflugerville Real Estate has continued to meet the new citizens with quality services and maintain highly acclaimed schools.

I have spent the last couple of months telling everyone who would listen that the new FHA Secure program would provide much needed relief for many Connecticut homeowners. For the most part it has offered some relief from the rising adjustable rate mortgage payments, but many home owners who have fallen behind on their home mortgage and are possibly facing foreclosure need more help. The biggest benefit of the FHA Secure program is that the program allows delinquent home owners to refinance their Adjustable Rate Mortgages. Prior to the FHA Secure program FHA did not look favorably upon delinquent homeowners.

There is no doubt that all of the adjustable rate mortgages may have caused thousands of Connecticut homeowners to become delinquent on their mortgage payments. It can also be argued that adjusting mortgages have lead to the record foreclosure rates all over the nation. The great feature about the new FHA Secure program is that homeowners will be able to refinance regardless of having previous delinquencies if the homeowners can prove that the late mortgage payments were caused by an increasing adjusting mortgage payment.
